Three of us, three cars, keys by Sept 1, no landlord on site, no pets. Every place below is scored 0–100 on how much you can do on foot — coffee, groceries, bars, errands.
All three are in Campbell. Expanding to other downtowns didn't beat them — see the bottom.
Correcting myself: these downtowns do have inventory. It's just above budget, and every one tops out at two parking spaces.
All of these are a real step down from your current 78. Shown with their scores so the trade is explicit.
| Place | Rent | Walk | Verdict | Why it was on the list |

| 14575 S Bascom, Los Gatos | $4,395 | 63 | Somewhat | On the manager's own portal, A/C, pool |
| 4501 Alex Dr, SJ | $4,495 | 53 | Somewhat | Clean history since 1991, named manager |
| 1650 Glenroy Dr, SJ | $4,600 | 47 | Car-dependent | Cleanest paperwork, available exactly Sept 1 |
| 3946 Will Rogers Dr, SJ | $3,550 | 34 | Car-dependent | Only listing with 3 spaces stated outright |
| 1173 Capri Dr, Campbell | $4,500 | 28 | Car-dependent | The one clean Campbell address, 2-car garage |
| Concord Ave, SJ | $3,900 | 27 | Car-dependent | Best parking found anywhere — 4–5 spaces |
Every walkable downtown within reach of Campbell, and what it holds for us.
| Downtown | From Campbell | What's there for us |
|---|---|---|
| Santana Row | 2.4 mi | Nothing — no 3-bed under $4,700 at all. |
| Cambrian (Bolla Ct) | 2.7 mi | ✅ Walk 78, but $4,895 — the closest of the out-of-town walkable options. |
| Willow Glen (Lincoln Ave) | 2.8 mi | 3-beds run $5,350–$6,300. The one in budget is 46 minutes' walk from Lincoln Ave — not central at all. |
| Rose Garden / The Alameda | 3.4 mi | Two complexes advertise 3-beds; neither has anything available. |
| Santa Clara Old Quad | 4.3 mi | ✅ Walk 88 — the best score found, at $4,750. Its own world, though: too far to bike to Campbell. |
| Downtown San Jose / Japantown | 4.5–5.0 mi | Nothing at 3 bed and 2 bath in budget. |
| Downtown Los Gatos | 4.7 mi | Well over budget for 3 beds. |
| Saratoga Village | 5.2 mi | ✅ Walk 81 at $4,795, but one parking space and the furthest out. |
So the honest summary: other downtowns do have walkable places — Santa Clara's Old Quad scores higher than anywhere in Campbell — but every one of them costs $4,750 or more and none has room for three cars. Campbell remains the only place where walkable and affordable overlap.
399 Castro Ct ($4,000) — sold 2 July for $1,950,000, advertised for rent ten days later; Los Angeles phone with no web presence, three conflicting ads, unregistered "management company." ·
1049 Lucot Way ($4,650) — sold 17 July for $2,085,000, listed for rent eleven days later through the same service, also at $3,995 and $4,050 elsewhere.
Someone is working recently-sold Campbell houses. If a place changed hands in the last few months and the rent looks generous, walk away. Nothing was paid and no Social Security numbers were given on either.
Tuscany Square and Meridian (Rose Garden) — advertise 3-beds, none available. · 3013 Goodacre Ct $4,150 — near the auto mall, not the Willow Glen core, and a $6,500 deposit. · 833 Apple Valley Dr $4,500 — the only in-budget Willow Glen house, but 46 minutes' walk from Lincoln Ave. · 112 Cypress Ave (Santana Row area) $4,495 — only 1.5 bathrooms. · 3063 Westfield, 1207 Smith, 202 Budd, 1086 Springfield, 333 Budd, 1153 Capri — all dead, still advertised. · 264 Everett Ave — records show two units and one bathroom against an ad claiming otherwise. · Dry Creek Crossing, 23 Fifty Bascom — income-restricted. · Orchard City Lofts, Avalon Campbell, Parc at Pruneyard, Revere Campbell — no 3-bed available or over budget. · The scattered furnished "total monthly price" listings — corporate short-stay, not year leases.
Where this lands. If walking to coffee and groceries is the point, there are really only three answers and they're all in Campbell: 824 E Campbell Ave is the one that gives you both — very walkable and a garage plus wide driveway — for $95 over. 208 Sunnyside is the cheapest and biggest, ties for most walkable, and costs you two parking spaces. 96 S 3rd St puts you four minutes from downtown for $300 over. Everything with great parking is somewhere you'd drive from. Lease ends Aug 28 — tour in the first week of August.
