The hard truth from this round: walkability and parking for three cars pull in opposite directions. The three most walkable places in range all have parking problems, and the places with great parking are car-dependent. You will probably have to trade one for the other. I also have to correct myself — Concord Ave, which I called the top pick an hour ago, scores 27. It's the least walkable thing on this entire list.

The most walkable option that exists, and it's four minutes from Katie's. Everything downtown is on foot from here — this is the version of the life you already like, just with a third bedroom.
$300 over budget ($100 each), and the garage is detached with guest parking rather than a driveway — ask how many spaces actually come with it.

Ties for the best walk score, and it's the cheapest and biggest of the three — three full bathrooms for $3,700, which is $800 under budget.
One parking space. Two of you would be on the street every night. If the three-car rule can bend anywhere, this is where it buys the most.

The best balance on the page. It's the only place that is both genuinely walkable and has real parking — a garage plus a wide concrete driveway on a big lot, which may well take all three cars. Sale record is spotless: last changed hands in 2014, and it has held one price since February.
$95 over budget, and it has sat listed a while — worth asking why.

Correcting myself: these downtowns do have inventory. It's just above budget, and every one tops out at two parking spaces.

The most walkable address in the entire search — an 88. Sale record is fine: it last changed hands in February 2024, so not the recent-flip pattern, and the asking rent sits right at the market estimate.
Two cautions. It's advertised through the same application service both confirmed scams used, with no management company named — so meet whoever holds the keys, in person, before paying anything. And at 4.3 miles it's its own neighbourhood, not a bike ride to Campbell.

So the honest summary: other downtowns do have walkable places — Santa Clara's Old Quad scores higher than anywhere in Campbell — but every one of them costs $4,750 or more and none has room for three cars. Campbell remains the only place where walkable and affordable overlap.

🚨 Confirmed fraud — do not contact

399 Castro Ct ($4,000) — sold 2 July for $1,950,000, advertised for rent ten days later; Los Angeles phone with no web presence, three conflicting ads, unregistered "management company." · 1049 Lucot Way ($4,650) — sold 17 July for $2,085,000, listed for rent eleven days later through the same service, also at $3,995 and $4,050 elsewhere.
Someone is working recently-sold Campbell houses. If a place changed hands in the last few months and the rent looks generous, walk away. Nothing was paid and no Social Security numbers were given on either.

Where this lands. If walking to coffee and groceries is the point, there are really only three answers and they're all in Campbell: 824 E Campbell Ave is the one that gives you both — very walkable and a garage plus wide driveway — for $95 over. 208 Sunnyside is the cheapest and biggest, ties for most walkable, and costs you two parking spaces. 96 S 3rd St puts you four minutes from downtown for $300 over. Everything with great parking is somewhere you'd drive from. Lease ends Aug 28 — tour in the first week of August.
